Most of us have sold homes before or know of someone
who has, and are aware of the enormous sales commissions
that are charged within the real estate industry. We
all remember how we felt when we saw what we paid the
realtor for selling our home. My daughter and son-in-law
listed and sold their home in Burnaby in 2003 through
One Percent Realty. I remember saying at the time ...
so what is the catch with this 1% company?? My daughter,
Shera, told me that there was no catch - rather they
just did all the same things that other realtors do,
except they charge less, a lot less. Well, in the end,
they did sell their home (in a short period of time
as well) for $403,000 and paid a total commission of
only $5,600 plus GST ... end of story. I was so impressed
by the One Percent Realty 'Full Service Discount Commission'
concept and the way in which it was fully exposed on
www.mls.ca that I decided to become a realtor with One
Percent Realty Vancouver Island.
I strongly believe that I can sell your home for the
most money possible at the lowest possible commission
AND give you the best service that you have ever had
from a realtor that you will refer me, as my daughter

for you will be in writing on the MLS listing contract
and should my service not be to your standards then

THE
ONE PERCENT DEAL:
What will it cost to sell your home ...??? Simply put,
if your home or property is sold for $500,000 or less,
then you pay $5,000 in commission, $800 in disbursements,
plus GST for a total cost of $6,148. You pay only if
your home sells, and there are no up-front fees or hidden
charges.
If your home or property is sold for more than $500,000,
then you pay 1% of the selling price in commission,
$800 in disbursements, plus GST.
**Strata property sales will usually include a small
additional charge to pay the strata management company
for copies of minutes, by-laws, etc. This charge is
usually less than $100.
TYPICAL
REALTOR COMMISSION:
The typical real estate commission charged by other
realtors on Vancouver Island is either 6% or 7% on the
first $100,000 plus 3% or 4% on the balance of the selling
price. The average single family home in the Victoria
area sold for approximately $500,000 in January, 2007.
This would equate to a total commission paid of $6,000
(6%) of the first $100,000 plus $12,000 (3% of the balance
of $400,000) for a total of $18,000 plus GST of $1,080
(yes, GST on a larger amount is certainly more) for
a grand total of $19,080 ... again our commission (including
less GST) is $6,148 for a gigantic savings to you of
$12,932. I am sure you would agree that you would prefer
to spend this savings on yourself rather than give it
to another realtor for listing your home on MLS just
like we do. The biggest real estate salesperson in the
country goes by the name of MLS and any realtor can
put your property on MLS - so why not do it with me
and save thousands of dollars ... Same Service, Less

ASKED QUESTIONS:
1. Will other realtors show properties that are listed
with One Percent Realty Vancouver Island?
This is the number one question that I get everyday.
Yes, unfortunately there are some realtors who are reluctant
to show our listings because they will make less money
than they would from a typically listed property. At
last count there were 1104 realtors in the Victoria
Real Estate Board - so let us presume that 100 or 200
or so are reluctant to show our listings ... that still
leaves alot of realtors who will and/or are instructed
by their buyers to show our listings. On a personal
note - approximately 5 out of every 6 listings of mine
that sell each month are actually sold by other realtors
(Re/Max, Royal LePage, DFH, Pemberton Holmes, etc.)
... so obviously our listings are shown by the majority
of other realtors day after day after day.
2. Is your company on MLS?
Yes, yes, yes ...
3. Are there any up-front costs, and what do I pay if
my property does not sell?
There are no up-front costs whatsoever, and you pay
absolutely nothing if your property does not sell.
4. Do you advertise in local newspapers like other realtors?
Yes, we prefer to advertise your property in REV (Real
Estate Victoria) which is published every Thursday,
or in the Times Colonist if you want.
5. Do you personally have your own website?
We are now a company of over 100 realtors in BC. Every
realtor has his or her own website within the company

not end when I list your property for sale. Purchase
any home listed with any realtor on www.MLS.ca using
me as your buying realtor and I will pay you 50%
